Thinking About Selling Your Home

Expert Article By: Donald Lee

Owning a home is the original American dream. It?s the old frontier spirit, wanting to claim your own tuft of the New World. Then again, these days it also makes perfect economic sense. Experts estimate that all of the homes in the United States alone are worth a combined $14 trillion. That goes a long way to explain why a housing boom has been sweeping the globe.

Where there is a boom, though, there may be a bust. Read any headline from your local newspaper, and you?ll see headlines such as ?Bye-Bye, Housing Boom? to ?Housing Boom is Leveling Off.? Some economic forecasters predict a bubble that may be about to burst. They make you wonder: am I missing the boat?

Whether you?re looking to cash in on this real estate bubble before it pops?or simply wanting to move to a bigger home or move across the country?selling your home can be more a nightmare than a dream. Not only do you have to find and trust a real estate agent. You need to prep your home for open houses. You need to haggle with prospective buyers. Not to mention, you have to worry about the moving and selling of all of your valuables.

It?s almost enough to make you want to live in one home for the rest of your life?just as folks did in your grandparents? day. Then again, your home is worth a percentage of that $14 trillion. Don?t you want to see just how much?

As hectic and horrible as selling a home may seem, it really isn?t so bad if you break it down into a few simple rules. If you don?t believe us, read the rules for yourself.

Fuss over the fa?ade. Your home?s future owners do not want to worry about repairs and renovations as soon as they move in. So make certain they don?t. Be sure to have your home immaculately clean before you invite prospective buyers over. Redecorate if your interior is outdated. And invest in minor renovations if necessary. You?d be surprised what a coat of paint can do.

Focus on the fine details. Prospective buyers will leave no stone unturned when they visit your home. They will test every light switch, run every faucet, and lift up every toilet seat. Everything?and we mean everything?should be in working order before your open house.

Double check for blown out light bulbs and leaky faucets. Scrub the bathroom and clean up any ring around the bowl, tub scum, and any other nasty surprise.

Don?t settle for maybes on safety. Ensure that there are no safety hazards anywhere on your property. Something as small as uncovered electrical sockets or as large as an unfenced pool can scare off buyers, especially parents of small children.

Create a soothing selling atmosphere. Imagine the last time you visited a bed and breakfast. Your home should be as welcoming and accommodating as that. One easy way to accomplish this is by brightening up the place. Turn on all your lights for your visitors. Plus, fluff up your bedroom. After all, most people want the bedroom to be the most comfortable spot in the house. Make sure it is?at least when buyers are around.

Clear the joint. Along with the last rule, there is the standard real estate practice of vacating the premises when buyers come for tours. This is done for good reason. Buyers are there to evaluate your home, not meet your sisters, sons, cousins, and cats. So send your family to the mall for a day of shopping, or to the park for a picnic.

Cut the clutter. All of your stuff can get in the way, too. That?s why it?s important to start packing and storing your personal belongings as soon as you know you?re going to move. An empty house is a cleaner looking house is a more attractive house. You don?t want your perspective buyer opening a closet and having a bowling ball fall on their head, do you?

Make a killing on said clutter. One option is to simply move your personal items to your new home and create instant clutter there. That?s the way of the pack rat. Or, you could sell what you no longer need and turn a quick profit. That?s the way of the fat cat.

If you choose wisely?the latter option?be sure not to hold your garage sale on the same days as your open houses. Neighbors in their undershirts and jeans on your front lawn do make for a great sales ploy. Instead, it makes you look desperate and could hurt you come negotiations. Schedule your yard sale on separate days.

Better yet, sell your goods online. Classified Web sites allow you to negotiate with potential buyers, get the best rates for your stuff, and ship it off at your own convenience. And it?s all accomplished on your own time, inside your own home (where you can wear your undershirt and jeans and no one will care).

Take a deep breath. Lastly, never let the home-selling experience overwhelm you. Sure, there are a load of responsibilities to take care of. But that is what your real estate agent is there for. They handle all of the grunt work. They do all of the hard talking with the buyer. They make all the follow-up calls. And they showcase your home for you. Your job is just to smile, be polite, and answer the buyer?s questions if they come up.

Resolved Question: Why Do American Comics sell more than Japanese ones?

I noticed that the entire Manga market is big business worldwide which makes $5 billion dollars worldwide with it's comics and merchandise. Marvel Comics though, just one American Comic Book Company is $4 billion dollars instead, but that's just ONE. You add DC Comics into it, and you're around $8 billion, add Dark Horse and you're at $10 billion, you add ARCHIE, you're at $12 Billion, and if you add Bongo Comics, you're at $13.5 Billion. So the American Comic Market, Globally is worth a lot more than manga, unless you count domestic (Comics in the US make $700 million, while in Japan, Comics make $2.9 to 3 Billion).

Resolved Question: Can anyone help me with this essay?

I need to write a 2 page essay for my Anger Management Classes and I need someone to write it for me. Basically, you need to write, what brought you to the class, what your learned and what will you do in the future not to return. Here is what brought me to the class.. In 2010, I broke into my neighbor's home thinking there was nobody at home, when I got to the bedroom, I found an older lady there, she became scared and tried to attack me, at this time I began to hit her with a crowbar and kick her face. I then stole some merchandise and left running out of the house. The police went to my house and arrested me, after completing my jail sentence, I had to take Anger Management classes and Domestic Violence classes, now I have to write an essay about it. I really haven't learned anything about the class but you can lie and say I have. Me and the old lady are now cool, after I got out of jail I went to her house to apologize and I am now dating her daughter.

Voting Question: I am in the middle of a charge back dispute, what do I do?

Hello, I ordered some cologne from a USA business last month and paid for USPS since that was the most economical way to get it to me. However, almost a month passed and I still did not have it so I went to the seller and asked for a refund. The tracking no. showed nothing new but just it was processed at a California USPS branch. For three weeks this was the case. I was a little paranoid since there was no way to check where the parcel was heading except that it was 'in route' and both customs and domestic post acknowledged that it was not in the country after all this time. I filed a charge back with my bank since the seller stopped replying to my email and was granted a charge back after five days. I promptly forgot about this issue since the seller was silent and the tracking still had not updated. I then got an angry email about two weeks later stating that I was a liar and a thief for charging back. I looked up the tracking and it showed that it had been delivered, on the day of the delivery, noone was home as our family was away for a long weekend. I called up the post office and they advised that the driver might have left it outside and he would drive through and check again if he remembers leaving it. I gave my house description and when the post office called me back, the driver said that he had delivered to a house with different colour walls and a different colour door that mine and they did not match. I then got an email saying that the seller of my cologne is disputing this issue and that the funds (which I don't have) might be taken from my bank account. It does say that the parcel was delivered but there is no way to check to what address and if they just left it outside while we were away. I forwarded the results of the post office's investigation to my bank who is handling the matter. What can I do? If I lose, I will be out of merchandise plus money which leaves a bad taste in my mouth since the contents of the package was supposed to kickstart my own small business. What are the chances I am going to win this? I kept in regular contact with the seller and post people throughout this time. Thank you If it matters, I paid using my VISA debit card straight to their website. Thank you Louis, the money was never taken away from me. It was just a possibility that my bank raised should I lose this dispute. However, I do not have enough funds in my bank at the moment since the parcel I ordered was about $600 and I really have less than that. I also found out just now that the seller never opened an inquiry with USPS which I thought he did, so I have been running around calling my country's postal service on his behalf all this time and he just filed this dispute four days after the alledged delivery.

Resolved Question: Why do we have to keep DELETING Islamic records to remain in Islam?

From Islam’s OWN authoritative ISLAMIC HADITHS. (which if rejected or deemed corrupted will destroy the very foundation of islam). MURDERER--- "SARIYYAH OF UMAYR IBN ADI - When the apostle heard what she had said he said, "Who will rid me of Marwan's daughter?" Umayr b. Adiy al-Khatmi who was with him heard him, and that very night he went to her house and killed her (Her children were sleeping around her. There was one whom she was suckling. He searched her with his hand because he was blind, and separated the child from her. He thrust his sword in her chest till it pierced up to her back). In the morning he came to the apostle and told him what he had done and he [Muhammad] said, "You have helped Allah and His apostle, O Umayr!" When he asked if he would have to bear any evil consequences the apostle said, "Two goats won't butt their heads about her" LIAR: Ishaq:166 "'You Muhammad, have recited to the people that which I did not bring to you from Allah, and you have said that which He did not say to you.'. PED-OPHILE --- Bukhari V7, B62, N64 Narrated 'Aisha: that the Prophet married her when she was six years old and he had sex with her when she was nine years old, and then she remained with him for nine years. Muslim (8:3311) - The girl took her dolls with her to Muhammad's house (something to play with when the "prophet" was not having sex with her). RAPIST--- "I was afraid for you (Muhammad) taking this young lady (ie rape). You had killed her father, her husband and many of her relatives, I was really afraid for you". (Ibn Ishaq, p. 766) INCEST - Then when Zaid (muhammad’s adopted son who had married a beautiful woman) had divorced her, we joined her in marriage to you (Muhammad): in order that (in future) there may be no difficulty to the Believers in (the matter of) marriage with the wives of their adopted sons. And Allah's command must be fulfilled. -- Sura 33:37 CHILD MOLESTER - Bukhari (6:298) - Muhammad would take a bath with the little girl and fondle her. PERVERT - Muhammad: "By Allah, I did not come to fight for nothing. I wanted a victory over Ta'if so that I might obtain a slave girl from them and make her pregnant." (Tabari IX: 25) Bukhari (93:639) - The Prophet of Islam would recite the 'Holy Qur'an' with his head in Aisha's lap, when she was menstruating. ADULTERER - Qur'an (4:24) - "And all married women (are forbidden unto you) save those (captives) whom your right hands possess." Allah even permitted Muhammad and his men to have sex with married slaves, such as those captured in battle. CONTEMPT FOR WOMEN - Tabari IX:113 "Allah permits you to shut them in separate rooms and to beat them, but not severely. If they abstain, they have the right to food and clothing. Treat women well for they are like domestic animals and they possess nothing themselves. Allah has made the enjoyment of their bodies lawful in his Qur'an." Tabari I:280 "Allah said, 'It is My obligation to make Eve bleed once every month as she made this tree bleed. I must also make Eve stupid, although I created her intelligent.' Because Allah afflicted Eve, all of the women of this world menstruate and are stupid.” ROBBER --- Tabari VII:29', "Then the apostle heard that Abu Sufyan b. Harb was coming from Syria with a large caravan of Quraysh, containing money and merchandise, accompanied by some thirty or forty men." Mohammad said, "This is the Quraysh caravan containing their property, Go out to attack it, perhaps Allah will give it as prey(loot)," FEAR OF CROSSES - Amr ibn Sharhabil says Muhammad mentioned to his wife Khadijah that he feared he was possessed by demons and wondered whether others might consider him possessed by jinn (Pfander 1910:345). He says Muhammad said; “ When I went into seclusion I heard a voice. By Allah I feared that something bad was going to happen.” Also revealing is the report by Al Waqidi that Muhammad had such an aversion to the form of the cross that he would break everything brought into the house with a shape of the cross on it (Nehls 1990:61). FEAR OF CONDEMNATION BY GOD - Narrated Abu Musa: The sun eclipsed and the Prophet jumped up, being terrified that it might be his hour of Judgment. He went to the Mosque and offered the prayer with the longest Qiyam, bowing and prostration that I had ever seen him doing."[Sahih Bukhari Volume 2, Book 18, Number 167] POISONED to Death--- Narrated 'Aisha: The Prophet in his ailment from which he died, used to say, "O 'Aisha! I still feel the pain caused by the food I ate at Khaibar, and at this time, I feel as if my aorta is being cut from that poison!" (Sahih al-Bukhari, V 5, Bk 59, No. 713). Even Ghandi or Mother Theresa did not have such incriminating records. What's more, these were written by leading muslims!!!
